Terms of sale
Last updated: 30 October 2026
1. Seller
ImmoGen reports are sold by PM Signal Lab, the sole proprietorship of Patrick Marmaroli (French micro-enterprise), 589 route de Saint-Jean, 74270 Chaumont, France, SIRET 108 443 128 00013, contact@immogen.io, +33 6 18 78 93 40.
These terms apply to every order placed on immogen.io.
2. What you buy
A real estate market report on the town, village or arrondissement (Paris, Lyon, Marseille) you choose, about 20 pages in PDF, in French or English.
It has 8 sections: market overview, property type analysis, neighbourhood analysis, market dynamics, rental market, comparative analysis, executive summary, sources and references.
The report is generated by artificial intelligence from public data (including DVF sale prices for French towns) and web research, with dated sources. It is for information only: it is not an appraisal, a valuation of a specific property, or investment advice.
3. Price
The price is 25 € per report. VAT is not applicable (article 293 B of the French General Tax Code). The price shown when you order is the price you pay; promotion codes may apply.
4. Order and payment
You enter the town or market, the language and your email address, accept these terms, then pay by card on Stripe's secure payment page. The seller never has access to your card details.
The contract is formed when the payment is confirmed. A confirmation email is then sent to you.
5. Delivery
The report is delivered by email as a download link valid for 7 days, usually 20 to 40 minutes after payment.
If you have not received it within 24 hours (please check your spam folder), write to contact@immogen.io. If the seller cannot deliver the report, the order is refunded in full.
6. Right of withdrawal
The report is digital content not supplied on a physical medium. Under article L221-28 13° of the French Consumer Code, the right of withdrawal cannot be exercised once performance has begun with the consumer's prior express consent, before the end of the withdrawal period, and the consumer has waived that right.
By ticking the box when ordering, you ask for the report to be generated as soon as you pay and acknowledge that you lose your right of withdrawal.
7. Conformity and complaints
You benefit from the legal guarantee of conformity for digital content (articles L224-25-12 and following of the French Consumer Code).
If the report does not match your order (wrong town or language, unreadable file, missing sections), tell us at contact@immogen.io: the seller generates a new report or, failing that, refunds the order.
8. Liability
The figures in the report come from public sources and AI models; they may contain errors or be out of date. Buying, selling or investment decisions remain your sole responsibility, and you are advised to check them with a professional.
9. Personal data
See the privacy policy.
10. Mediation and governing law
In case of dispute, please contact the seller first at contact@immogen.io.
Consumer mediator: being appointed; their details will be published here.
These terms are governed by French law. Consumers keep the protection of the mandatory rules of their country of residence.
